Short-Term Rental Financing

DSCR Loans for Airbnb andShort-Term Rental Properties

A short-term rental can out-earn a long-term lease by two or three times — but most lenders will not count that income. A DSCR loan ignores your personal income entirely, and the right programs will underwrite the property on its actual short-term rental performance.

The Short Answer

Yes — But Most Lenders Use Market Rent, Not Your Bookings

A DSCR loan qualifies a short-term rental on the property's earning power with no personal income verification. The critical detail: most lenders underwrite using a 1007 market rent appraisal — a long-term rent estimate — not your Airbnb revenue.

A smaller set of programs will count actual short-term rental income from your platform history or an STR market analysis. That can support a much larger loan, but it requires 12–24 months of documented STR history or a qualifying STR market study.

Why It Fits

Why DSCR Suits Short-Term Rentals

Short-term rentals break the conventional lending model. DSCR is the workaround that was built for it.

Conventional lending will not count your STR income

Agency guidelines treat short-term rental income as a business venture rather than stable rental income. On a conventional investment property loan you are qualified on your W-2 or tax return — which for a full-time investor or self-employed host is exactly the problem.

DSCR measures the property, not you

The ratio is rental income divided by the mortgage payment. Your salary, your tax returns, and your employment history never enter the file. For a host whose returns show heavy write-offs, that is the difference between a small approval and a properly sized one.

STRs often show a stronger ratio

Where STR income is accepted, the property can demonstrate coverage a long-term lease cannot. A unit that rents for $2,200 on a 12-month lease may gross $5,500 a month in peak season — and a program that counts it can support a substantially bigger loan.

No employment or tax return requirement

You provide platform statements, a lease, or a market rent appraisal depending on the program — but no W-2s, no pay stubs, and no verification of employment. LLC vesting is standard and does not complicate the file.

Ask one question before you shop: does this lender underwrite the lease, or the listing?

The Central Question

How Short-Term Rental Income Is Underwritten

This is where STR financing is won or lost. Two lenders can look at the same property and size the loan thousands of dollars apart, depending on which income figure they use.

Most common

Long-term market rent

The lender orders a market rent appraisal (Form 1007) that estimates what the property would rent for on a 12-month lease. That figure — not your Airbnb revenue — drives the ratio.

Market rent (12-month lease)$2,400
Mortgage payment (PITI)$2,150
DSCR1.12
Smaller set of lenders

Actual STR income

Select programs use your platform history or an STR market analysis. Typically averaged across seasons at a conservative occupancy, which still often exceeds long-term rent.

Averaged STR income (season-adjusted)$4,200
Mortgage payment (PITI)$2,150
DSCR1.95

A far stronger ratio — which is exactly why the income method matters more than the rate on an STR deal.

The practical consequence

If a lender uses long-term market rent, a short-term rental is underwritten as though it were a regular rental — you get the flexibility of no income documentation, but not the benefit of the higher STR revenue. You may qualify for less than the property is capable of supporting.

If a lender accepts STR income, the property's real earning power works for you. That usually also means the property must already be operating and documented— a property you have not yet bought generally cannot be underwritten on STR income that does not exist yet.

Figures are illustrative only and do not represent a rate quote, approval, or commitment to lend. Income methods, occupancy assumptions, and qualifying figures vary by lender and property.

Income Methods

The Three Ways an STR Loan Is Underwritten

Each produces a different qualifying income figure from the same property. Knowing which one applies to you before you apply saves a great deal of wasted effort.

Most widely available

Market Rent (Form 1007)

The lender orders an appraisal that estimates long-term rent. Standard across nearly every DSCR program, and the easiest route to approval.

Advantages

  • Available on almost every DSCR program
  • No operating history required — works on a new purchase
  • Fast and predictable to document

Trade-offs

  • Ignores your actual STR revenue entirely
  • Often sizes the loan substantially lower than STR income would
  • Treats the property as a conventional rental

Best for

Buying a property that has no STR operating history yet

Highest qualifying power

Platform Income History

Uses your actual Airbnb or VRBO statements, usually 12–24 months, averaged and seasonally adjusted by the lender. Requires a property you already operate.

Advantages

  • Reflects the property's real earning power
  • Can support a materially larger loan
  • Strong fit for a cash-out refinance on a proven listing

Trade-offs

  • Only a limited set of lenders offer it
  • Needs 12–24 months of documented history
  • Lenders apply conservative occupancy and expense adjustments

Best for

Refinancing or cashing out on an established listing

New acquisitions

STR Market Analysis

A third-party short-term rental market study projects what the property could earn based on comparable listings in the area. Used for properties without their own history.

Advantages

  • Usable on a new purchase with no operating history
  • Based on comparable STR performance in the market
  • Can outperform a long-term market rent figure

Trade-offs

  • Not all lenders accept third-party STR studies
  • Projections are discounted and can be challenged
  • Requires a market with genuine STR data to draw on

Best for

New STR purchases in established short-term rental markets

Eligibility

Short-Term Rental DSCR Requirements

STR programs are generally stricter than standard DSCR loans, because the lender is underwriting a more volatile income stream.

DSCR Ratio

None personal

No tax returns, W-2s, or employment verification

What You Will Provide

  • Airbnb, VRBO, or booking platform statements (for platform-income programs)
  • Market rent appraisal (Form 1007) for standard DSCR underwriting
  • Third-party STR market analysis where the lender requires it
  • Purchase contract, or current mortgage statement for a refinance
  • Property insurance declarations — confirm short-term rental coverage
  • HOA documents confirming rentals are permitted, if applicable
  • Two months of statements for the reserves accounts

What You Will Not Need

  • Two years of personal or business tax returns
  • W-2s, pay stubs, or employment verification
  • A personal debt-to-income calculation
  • Proof of a traditional employer
  • A CPA-prepared profit & loss statement

Some lenders also require a short-term rental permit, a conditional use permit, or written confirmation from the HOA that rentals are allowed.

Due Diligence

Understanding the STR Market Analysis

When a lender accepts short-term rental income on a property that has no history, a third-party market study does the work — and knowing how it is built tells you what to expect.

Comparable listings

The study identifies similar properties in the same market — comparable size, bedroom count, amenities, and location — and pulls their actual booking performance.

Seasonality adjustment

Revenue is averaged across the full year rather than using peak season. A summer-heavy beach market and a year-round urban market get treated very differently.

Conservative discount

Lenders haircut the projected figure — sometimes significantly — to allow for occupancy variance, platform fee changes, and regulatory risk. Expect the qualifying number to sit below the headline projection.

What makes a strong STR file

A property type that is demonstrably in demand — whole-home units outperform shared rooms
A market with genuine STR data and healthy comparable performance
Clear local rules — permitted, licensed, and no pending restrictions
Documented operating history, if the property is already listed
A ratio that works on long-term market rent as a fallback
Adequate reserves to absorb a slow season without distress

Do not let an STR projection drive your decision. A market study is an estimate built on comparable performance, and STR revenue can change quickly with local regulation, added supply, or platform policy. Structure the deal so it still works if the property has to fall back to a long-term lease.

Risk Planning

STR-Specific Risks to Plan For

These are the things that turn a profitable short-term rental into a problem. None are reasons to avoid the strategy — all are reasons to underwrite the deal honestly.

Local regulation

Your city can restrict or ban short-term rentals.

Many jurisdictions have introduced caps on permit numbers, minimum-night rules, or outright bans in certain zones. Rules change with local politics and can affect a property that was fully compliant when you bought it. Verify current ordinances and any pending measures before you commit.

HOA and condo restrictions

The HOA can prohibit rentals entirely.

Condo and some planned-community HOA documents often restrict or ban short-term rentals, and a new board can tighten rules. Get the current governing documents in writing and confirm rentals are permitted — an HOA prohibition can make a property unfinanceable for STR use.

Revenue volatility

STR income swings far more than a lease.

Occupancy and nightly rates move with season, local events, and market supply. A long-term lease produces the same rent every month; a listing can drop 40% in the off-season. Underwriting haircuts exist for exactly this reason.

Insurance and coverage gaps

A standard landlord policy may not cover STR use.

A conventional homeowners or landlord policy typically excludes commercial short-term rental activity, and a claim could be denied. You need a policy that specifically covers short-term rental use, and the lender will require evidence of it.

Platform and operational risk

Your income depends on a third-party platform.

Booking platforms change fee structures, search algorithms, and policies unilaterally, and a suspended listing can halt revenue overnight. Direct booking channels and a fallback long-term lease are prudent hedges.

Operating cost underestimation

STR expenses run higher than a standard rental.

Furnishing, utilities, cleaning between guests, supplies, and platform commissions all come out of gross revenue — and none of it appears in a rent figure comparison. Model the true net, not the headline nightly rate.

Common Questions

Airbnb & Short-Term Rental DSCR: FAQs

The questions STR investors ask before applying.

Can I use a DSCR loan to buy an Airbnb property?
Yes. DSCR loans are a common way to finance short-term rentals because they require no personal income verification — no tax returns, W-2s, or employment history. The loan qualifies on the property's income, and most lenders use a long-term market rent appraisal (Form 1007) to establish it.
Will the lender count my Airbnb income?
It depends on the lender. Most DSCR programs underwrite a short-term rental using long-term market rent, ignoring your booking revenue entirely. A smaller set of lenders will accept actual STR income from platform statements, usually requiring 12–24 months of documented history. Some also accept a third-party STR market analysis for new purchases.
Why would a lender use long-term rent instead of my STR revenue?
Because short-term rental income is more volatile. Lenders treat it as a business venture rather than stable rental income, since occupancy, nightly rates, and local regulation can all change quickly. Using a long-term market rent gives the lender a conservative floor to underwrite against.
What credit score and down payment do I need for an STR DSCR loan?
STR programs are generally stricter than standard DSCR loans. Expect a credit score from 620 to 660 as a starting point and a down payment of 20–25%, typically at the higher end of that range. Some lenders want a higher DSCR ratio than the 1.0 used on standard rentals.
Can I finance an Airbnb I have not bought yet?
Yes, but the income method changes. A property with no operating history cannot be underwritten on STR income that does not exist yet, so lenders will use a long-term market rent appraisal or an STR market analysis. If you have an established listing and want to refinance or cash out, platform history can usually be used instead.
Do I need 12 months of Airbnb history?
Only if you want to qualify on actual short-term rental income. If your lender is using market rent, no operating history is required. Programs that accept platform income typically want 12 to 24 months of statements, and they will average across seasons rather than use your best month.
Can I use a DSCR loan for a short-term rental in an LLC?
Yes, and it is common practice among STR investors. Most DSCR programs are built for entity vesting. You will provide entity documents such as articles of organization, an operating agreement, and an EIN, and confirm that you control the entity.
What insurance do I need for an Airbnb financed with a DSCR loan?
You need a policy that specifically covers short-term rental use. A standard homeowners or landlord policy typically excludes commercial rental activity, so a claim could be denied. Most lenders will require evidence of appropriate coverage before closing — arrange this early, as it is a common source of delay.
What if my city restricts short-term rentals?
Lenders will look at it closely, and some will decline a property in a jurisdiction with restrictive or uncertain rules. Many require a valid short-term rental permit or written confirmation that STR use is permitted. Verify current local ordinances and any pending measures before you commit to a property.
Should I structure an STR deal to still work as a long-term rental?
Yes — and it is the most important piece of advice on this page. If the deal only works at peak STR revenue with full occupancy, a single regulatory change or a slow season can put you underwater. Structure it so the numbers hold on a long-term lease, and treat STR income as the upside rather than the plan.
