Short answer: most investors finance an Airbnb or VRBO property with a DSCR loan, a second home loan, a conventional investment property loan, or a portfolio / private money loan. The right choice comes down to one question — do you want the lender to count your short-term rental income, or not?
For decades, rental property financing was built around one assumption: the property would be leased to a tenant on a 12-month contract. Underwriters wanted a signed lease, a stable rent figure, and a borrower whose personal income could absorb the mortgage if the tenant stopped paying.
Short-term rentals broke that model. An Airbnb in a strong destination market can gross significantly more per month than the same property leased traditionally — but the income is variable, seasonal, and has no lease. That variability made short-term rentals awkward for traditional lenders and, for years, pushed investors toward cash purchases.
In 2026 that has changed. Non-QM and DSCR lenders now actively underwrite short-term rental income, and even agency lenders have grown comfortable with second-home purchases that get rented part of the year. The result is that you can finance a short-term rental with a fraction of the cash that used to be required.

A Debt Service Coverage Ratio loan qualifies you based on the property's income rather than your personal income. The lender compares the property's gross rent — including short-term rental projections on many programs — against the full mortgage payment. No tax returns, no W-2s, no employment verification.

If you genuinely intend to use the property part of the year and rent it out the rest, a second home loan can be the cheapest money available. Because the lender treats it as a residence rather than pure investment, pricing is closer to a primary residence and down payments can drop to 10%. The trade-off is that occupancy rules are strict.

Agency-backed investment property loans are still the most widely available option, and they can work well for a short-term rental. The catch is that Fannie Mae and Freddie Mac require documented market rent — usually from a 1007 rent schedule — and they do not count projected Airbnb income. Your personal income also has to support the payment.

This is where deals are won or lost. Not all lenders treat short-term rental revenue the same way.
The appraiser estimates what the property would rent for on a long-term lease. This is the standard approach on conventional and agency loans, and it ignores short-term rental premium entirely.
DSCR lenders may accept an Airbnb or VRBO revenue projection from a recognized short-term rental data provider, then apply a conservative haircut — often 15–25% — for vacancy and seasonality.
If the property already operates as a short-term rental, 12 months of actual booking statements can be used. This is the strongest documentation and can dramatically improve your qualifying ratio on a refinance.
DSCR is the property's income divided by its full monthly housing payment. A ratio at or above 1.0 means the property covers itself.

Financing is only half the battle. These four issues can sink a property before a lender ever sees it.
Due Diligence Comes First
Zoning, HOA rules, permits and insurance should be verified before you remove contingencies.
Entire cities and neighborhoods have capped or banned short-term rentals. Confirm the property is in a zone that permits them, and check whether the market has a permit cap or waiting list.
Many HOAs prohibit rentals shorter than 30 days. For condos, this can also make the project non-warrantable, which limits your lender options and raises your rate.
A standard landlord policy often excludes short-term guests. You will need a dedicated short-term rental or commercial policy, which costs more and must be in place at closing.
Projections are not guarantees. Model a conservative scenario with higher vacancy and lower nightly rates, and confirm the property still covers its payment.
Before you pay for an appraisal or lock a rate, confirm in writing that the property can legally be operated as a short-term rental. A permit denial after closing turns a cash-flowing asset into an expensive long-term rental.
