How to Qualify for a DSCR Loan Using Rental Income
In a DSCR loan, the rent does the qualifying. Understanding exactly which rent the lender counts — and which payment it compares it to — is the difference between a pre-approval and a declined offer.

Typical threshold
Qualifying comes down to two numbers: rent and PITIA
A DSCR lender divides the rent the property is expected to produce by the full monthly payment — principal, interest, taxes, insurance and HOA, together called PITIA. The result is the DSCR.
The rent normally comes from the appraiser’s market rent opinion or an existing lease. The payment comes from your proposed loan terms. If the ratio clears the lender’s minimum, your personal income and tax returns are largely irrelevant.
Improve either side — higher accepted rent or a lower payment — and the ratio improves. That is the whole toolkit for getting a rental to qualify.
Where the qualifying rent comes from
Lenders accept rent from documented sources. Anything the appraiser cannot support does not count toward the ratio.
Appraiser market rent opinion
The appraiser estimates market rent for the subject property. It is the most common basis for vacant purchases.
Existing signed lease
If the property is already rented, the lease shows actual income. Lenders verify it matches market rent and is current.
Long-term rental history
For a refinance, prior leases and rent – or tax return Schedule E income – can support the rent figure alongside an appraisal.
Short-term rental reports
Airbnb or VRBO revenue reports, or a short-term rental analysis, may be accepted. Vacancy adjustments are standard.
Tenant’s utilities or fees
Pet rent, utility reimbursements and one-off fees are generally not part of the qualifying rent.
Your own projection
A higher rent than the appraiser supports cannot be used. The appraised number is the ceiling in most programs.
The denominator is PITIA — not just principal and interest
Every component of the housing payment counts. A loan that looks comfortable on principal and interest alone can fall below the DSCR threshold once taxes, insurance and HOA are added.

Apply NowSix ways to improve the ratio
A DSCR below the lender’s minimum is not the end — it is a signal to change one of the two inputs.
Put more down
A larger down payment shrinks the loan, lowers PITIA and raises DSCR. This is the most direct lever.
Buy at a better price
Negotiating the purchase price down lowers the loan and taxes alike.
Shop lenders
Minimum DSCR thresholds vary — some programs allow 0.75x. Pricing and fees also change the payment.
Consider a rate buydown
A lower rate reduces principal and interest and can be the difference between 0.98x and 1.05x.
Pick a different property
A market with a stronger rent-to-price ratio may qualify where your first choice does not.
Raise documented rent
If rent is below market, a lease-based analysis or appraisal correction may help. It cannot exceed what the appraiser supports.
Six steps from scenario to closing
- 1
Pre-qualify the scenario
Share the address, price, expected rent, down payment and credit range. We model the DSCR before you make an offer.
- 2
Structure the loan
Choose LTV, loan term and any rate options with your lender. Each choice changes PITIA and therefore the ratio.
- 3
Lock in the rent
An appraisal establishes market rent. For a vacant purchase, the appraiser’s opinion is the key number; for a leased property, the lease is verified.
- 4
Confirm credit and reserves
Credit is pulled and reserves are documented — generally three to twelve months of PITIA in liquid assets.
- 5
Appraisal and underwriting
The property is inspected, HOA and insurance are reviewed, and the final DSCR is recalculated with actual figures.
- 6
Clear to close
Title and insurance are finalized, closing costs are disclosed, and the loan funds once the property is ready.
Same property, two versions of the rent
The buyer expected $3,300 in rent. The appraiser supported $3,000. Watch what that means for the ratio.
Buyer’s estimate
$3,300
expected monthly rent
Appraiser’s market rent
$3,000
accepted for underwriting
The lesson: underwrite at the appraiser’s number from the start. Had $3,300 been necessary for the deal to work, the buyer could have raised the down payment, negotiated the price, or chosen a property with a stronger rent-to-price ratio instead of discovering the gap after the offer was accepted.

DSCR rental income FAQs
Does a DSCR loan use gross or net rent?
DSCR is calculated on the rent the lender will accept for the property — typically the appraiser’s market rent opinion or an existing lease — divided by the full PITIA payment. It is not based on your net profit after expenses; expenses are already inside the payment through taxes, insurance and HOA.
What if the property is vacant when I apply?
Vacant properties can still qualify. Lenders usually rely on an appraisal that includes a market rent opinion. Some lenders also accept a signed lease that begins after closing, or a rent estimate from a reputable source.
Can I use actual short-term rental income from Airbnb?
Some lenders do. They may use platform revenue reports, a short-term rental income analysis, or an appraiser pro-forma with a vacancy factor. Programs for short-term rentals are less common and usually carry higher DSCR thresholds and larger reserves.
Does the lender count utility reimbursements or pet fees?
Usually the qualifying rent is the base rent agreed in the lease or the appraiser’s market rent. Ancillary income, like pet rent or utilities paid by the tenant, is generally not part of the DSCR calculation.
What DSCR do I need to qualify?
Minimums commonly range from 0.75x to 1.0x depending on the lender, LTV and credit profile, but most competitive pricing and widest choice begin at 1.0x to 1.25x. Below 1.0x, expect more equity required and higher rates.
Can I use rent from a property I don’t own yet?
Yes — that is the core of purchase DSCR lending. The rent is based on what the property will earn, supported by the appraisal or a lease, not on your current holdings.
How do reserves factor into qualifying?
Reserves are separate from the DSCR ratio but part of the approval. Lenders require months of PITIA in liquid reserves — commonly three to twelve months, more for short-term rentals, multiple properties or cash-out refinancing.
