Mortgage Options for ITIN Borrowers Buying a Home in the US
A Social Security number is not a requirement to own a home in the United States. ITIN borrowers have real financing options — the key is knowing which lenders accept them and what they'll ask for.

Homeownership doesn't require an SSN
The short answer
Yes — ITIN borrowers can buy a home in the US.
An ITIN is a tax identification number issued by the IRS to people who need to file taxes but aren't eligible for a Social Security number. It is used for tax purposes, not as immigration status or work authorization — but it is enough for many mortgage lenders to identify you, verify your income and make a loan.
ITIN mortgage programs are typically Non-QM products offered by lenders who specialise in them. Some FHA lenders also accept ITIN borrowers, and a smaller number of conventional programs can work when the borrower has a strong US credit file.
The main differences are documentation and pricing. Expect to prove identity, show income, establish credit through alternative means and provide a larger down payment. Come prepared, and the process is far more straightforward than most people expect.
Who qualifies
ITIN borrowers who fit these programs
An ITIN alone doesn't guarantee approval. What matters is identity, income, credit and down payment — the same fundamentals as any other loan.
ITIN filers paying US taxes
Self-employed, W-2 or mixed income reported on an ITIN — you have the tax history lenders need to verify income.
Families buying their first home
First-time buyers who've rented reliably for years and want to move from paying a landlord to building equity.
Business owners & mixed-income earners
Contractors, restaurant owners, landscapers and other self-employed ITIN holders with strong cash flow but nonstandard documentation.
Investors and second-home buyers
ITIN holders looking to buy rental property or a second home, where some programs are more flexible on credit and income.
An ITIN is not an immigration status. It doesn't authorize work or residency. ITIN mortgage programs generally don't require US citizenship or a green card, but identity and presence documentation will be requested. Speak with an immigration attorney about your individual situation.
Loan options
Six financing paths for ITIN buyers
Typical starting points. Eligibility, rates and down payments depend on lender, credit and documentation.
ITIN Non-QM
- Best for
- Widest lender choice for ITIN buyers
- Typical down payment
- Often 10–20%
Lender-specific programs designed for ITIN borrowers. Alternative credit, non-traditional income documentation and more flexible property rules than agency loans.
ITIN FHA
- Best for
- Where an FHA lender accepts ITIN
- Typical down payment
- As low as 3.5% where available
FHA offers some of the most competitive terms when a lender accepts ITIN borrowers. Not every FHA lender does, and requirements vary.
ITIN Conventional (limited)
- Best for
- Strong US credit and full documentation
- Typical down payment
- Varies
A small number of programs allow ITIN with a strong US credit file. Fewer lenders and stricter underwriting.
ITIN Investment Property
- Best for
- Rental buyers
- Typical down payment
- Often 20–25%
Business-purpose and DSCR-style programs for ITIN borrowers buying rental properties, sometimes with LLC title.
Foreign National (non-ITIN)
- Best for
- Buyers outside the US tax system
- Typical down payment
- Often 25–30%
For buyers who live abroad or don't file US taxes. Different documentation, larger down payments.
ITIN with Alternative Credit
- Best for
- No US credit score
- Typical down payment
- Often 15–20%
Qualifies on non-traditional credit — rent, utilities, phone, insurance — when a US credit score isn't available.

What ITIN mortgage lenders will ask for
ITIN files need a little more evidence than standard ones because identity and credit are verified differently. Gathering these early is the biggest time saver.
Identity
- Valid ITIN documentation / IRS notice
- Government-issued photo ID or passport
- Proof of US address (utility bill, lease)
- Any lender-required residency documentation
Income
- Two years of tax returns filed with the ITIN
- W-2s, 1099s or business returns
- Recent pay stubs if W-2 employed
- Bank statements or P&L if self-employed
Credit & accounts
- US credit report if you have one
- Alternative credit: rent, utilities, phone, insurance
- Bank statements for all accounts
- Letters from creditors if needed
Down payment & property
- Source-of-funds documentation for the down payment
- Reserve statements
- Purchase contract
- Appraisal, title and insurance
Building credit
How to build credit without a Social Security number
Without a Social Security number, the three major credit bureaus may have little or no file on you. ITIN programs solve that with alternative credit — documented payments that show you handle obligations responsibly.
- 1
Rent history counts
12–24 months of on-time rent payments, documented with receipts, cancelled checks or a landlord letter, is often the strongest piece of alternative credit.
- 2
Utilities and phone
Electric, water, gas, internet and cell phone accounts in your name with clean payment history are commonly accepted.
- 3
Insurance payments
Auto, renter's or life insurance paid on time can support alternative credit profiles.
- 4
Build a US credit score
A secured credit card or credit-builder loan reported to the bureaus can establish a real US score in 6–12 months and help you get better pricing.

Ask first
Before applying, ask your lender exactly which alternative credit documents they accept. Rules differ more between ITIN programs than almost any other loan type.
Cost & trade-offs
What an ITIN mortgage really costs you
Fair comparison, not a pitch. Know these before you commit.
What it gains you
- Own a home without a Social Security number
- Build equity and stop renting
- Alternative credit keeps the door open
- Access to certain FHA programs with select lenders
- Investment and second-home options also available
- Can refinance into a better program later
What it costs you
- Higher rates and fees than conventional borrowers
- Fewer lenders and programs to choose from
- Larger down payment often required
- Extra identity and income documentation
- Longer approval and closing timelines
- Some programs restrict occupancy or property type
Get tax and immigration advice separately. An ITIN mortgage is a lending decision; your tax filings and immigration status are legal matters. A lender can't advise on either, and neither can a website.
