Which score is used? FHA loans are underwritten on the middle of your three FICO scores from Equifax, Experian, and TransUnion — not the highest. If you apply with a co-borrower, lenders use the lower of the two middle scores. Checking your scores before you apply is free and does not hurt your credit.

Loan Limits Work by County

FHA sets a floor and a ceiling for every county in the country, recalculated each year. High-cost areas — including much of Los Angeles and coastal California — have limits well above the national floor.

The limit also varies by how many units the property has. A four-unit building carries a higher limit than a single-family home in the same county.

FHA Mortgage Insurance (MIP) in 2026

Every FHA loan carries mortgage insurance — it is what makes the 3.5% down payment possible. It comes in two parts, and one of them you pay every month.

Paid Once

1.75% Upfront

The Upfront Mortgage Insurance Premium (UFMIP) is charged at closing and equals 1.75% of the base loan amount. It is usually financed into the loan rather than paid in cash — so you rarely write a separate check for it.

Example: On a $400,000 base loan, upfront MIP is $7,000 — added to your loan balance.

The Annual MIP is spread across your monthly payments. The rate depends on your loan amount, term, and loan-to-value — commonly 0.50% to 0.55% for most standard 30-year loans with 3.5% down.

Example: On a $400,000 loan at 0.55%, that is roughly $183 per month added to your payment.

How long does MIP last? For loans with the standard 3.5% down payment, annual MIP generally stays for the life of the loan. With a down payment of 10% or more, annual MIP typically falls off after 11 years.

When rates make sense, many borrowers refinance into a conventional loan later once they have built enough equity — which removes the mortgage insurance entirely.
