DSCR Loans for Short-Term Rental and Airbnb Properties
Nightly rates can out-earn long-term leases in the right market — and DSCR lenders will finance on that income. The rules are stricter, so know what they count before you buy.

DSCR lenders will finance STRs — at a discount and a premium
Short-term rental income is accepted but adjusted. Lenders project annual revenue from platform reports, data services or the appraiser, then apply a vacancy factor to account for empty nights. What’s left is divided by the PITIA payment to produce the DSCR.
Because the income is less predictable than a lease, STR programs usually require higher DSCR thresholds, more equity and larger reserves than long-term rental loans — and they cost more.
Most importantly, the property must be legally permitted to operate as a short-term rental. No amount of revenue overcomes a city ordinance or an HOA prohibition.
Project annual revenue, then take out the vacancy
Lenders do not use your best month. They project a year, discount it for empty nights, and compare the monthly result with PITIA.
Platform revenue reports
Best evidenceAirbnb or VRBO hosting reports showing actual booked revenue. Common on refinances and for properties already hosting.
STR income analysis

Tax returns & Schedule E
Refinance supportFor existing hosts, two years of reported rental income supports history — though returns may not reflect full revenue for newer listings.

Legality comes before revenue
The strongest STR projection is worthless if the property cannot legally host guests. Check this before making an offer.
City and county rules
Ordinances may cap nights per year, require licences, or restrict short-term rentals to owner-occupied homes. Lenders check the rules where the property sits.
HOA restrictions
Condo and townhome HOAs often ban short-term rentals outright. An HOA certification may be required before the loan can close.
Zoning and permits
Some markets require permits for hosted stays. Lenders want to see that operating the rental is permitted, not just probable.
The fallback plan
If an STR is not permitted, the property can only be underwritten as a long-term rental — which may not clear DSCR at the price you are paying.

A lake-house Airbnb with a strong summer
Monthly revenue swung from $2,400 in February to $7,200 in July. Here is what the lender does with that.

Notice the summer doesn’t decide the loan — the annual projection does. A lender that used the July figure alone would overstate income; one that used February would understate it. The vacancy-adjusted year is the fair middle.
Illustrative figures. Lenders may use platform data, appraiser estimates or a blended model. Not a commitment to lend.
Where STR buyers get caught
Underestimating off-season costs
STRs carry cleaning, supplies, platform fees and furnishing costs. Lenders do not count these in DSCR, but they do affect your real cash flow.
Ignoring city rules until underwriting
A permit restriction discovered late can kill a purchase. Check the rules and HOA bylaws before the offer, not after.
Assuming platform projections are guaranteed
Data providers project from comparable listings. Actual bookings may be lower, especially in a newly regulated or oversupplied market.
Choosing the cheapest condo on a high HOA
HOA dues are part of PITIA. A low price with a $600 monthly HOA can produce a weaker DSCR than expected.
Forgetting the reserve requirement
STR lenders often want six to twelve months of PITIA in reserve. Plan the cash for that on top of closing costs.

Apply NowAirbnb & STR DSCR FAQs
Can I get a DSCR loan for an Airbnb property?
Yes. Several non-QM lenders finance short-term rentals with DSCR underwriting. They typically require a higher DSCR than long-term rentals, a larger down payment and more reserves, and they need to confirm the property is legally allowed to operate as a short-term rental.
How do lenders estimate short-term rental income?
Most use one or more of three sources: platform revenue reports from Airbnb or VRBO, a short-term rental income analysis from a data provider, or the appraiser’s market rent with a vacancy adjustment. Some lenders blend these or apply a haircut to the higher of the estimates.
What vacancy factor do STR lenders apply?
Vacancy factors vary by lender and market, commonly reducing projected annual revenue to reflect the nights a property sits empty or is unavailable for cleaning and maintenance. Expect 10–30% or more depending on the market and the data source.
Do I need extra reserves for a short-term rental?
Usually yes. STR programs often require more months of PITIA in reserve than long-term rentals because revenue is less predictable. Larger reserves can also offset a lower DSCR or a higher LTV.
What if my HOA or city doesn’t allow short-term rentals?
Funding will not proceed if the property cannot legally operate as a short-term rental. Lenders verify local regulations and HOA rules. A property in a market with restrictions can still be financed as a long-term rental with a different DSCR analysis.
Can I count my existing Airbnb revenue on a refinance?
Yes, and it is often easier than a purchase. Lenders can use the platform revenue history, tax returns and hosting reports as supporting income for a refinance, alongside an appraisal.
Are DSCR Airbnb loans more expensive than regular investment loans?
Typically yes. STR programs carry higher rates and sometimes higher fees than DSCR loans on long-term rentals, reflecting the increased variability of income and the operational review. The extra cost should be weighed against the potential revenue.
